As an ASP I provide professional services according to the need of my clients. I can do as little or as much as you desire. Does your family room need a focal point? Does your kitchen need de-cluttering? Does the master bedroom need to feel a little more luxurious? Maybe the whole house does not need Staging. The goal is to present your house at its best. I start from the exterior---that’s where your buyers are forming their opinion. Curb appeal is very important and I will suggest improvements for every area of your property. I will go through your home, room by room, taking photos and lots of notes! After formulating a Staging plan I will present you with a bid and a contract. Depending on the size of the project I may need assistants, furniture movers or rental furniture. Although most projects do not require further investment and I just use what the homeowner currently has. An ASP always tries to reuse and repurpose.
Perhaps you and your family want to do the work yourself. I can provide a detailed, step by step consultation. The first step is to tour your home and property where I will take detailed notes and photographs. After drafting a plan I will present it to you and your family so everyone knows exactly what needs to be done. I can return after the work is complete to fine tune and get your home in “showroom condition”!
It is imperative that you price your home correctly from the beginning; your Realtor will advise you of the correct positioning for your area. As a home lingers on the market buyers start to wonder what is wrong with your house. It gets stale and the views on websites go down. Usually after 30 days without an offer, your Realtor will advise you to take a price reduction. The typical price reduction is 5-10%. On the average $500,000 home this is between a $25,000 and $50,000. Consider the average investment on ASP Staging in this area is $1200-$2500 and you can quickly see your Return on Investment (ROI).
