We provide Consultations and Professional Home Staging for Vacant and Owner Occupied homes. We do as little or as much as you want using your existing furnishings and accessories and within your budget. If necessary, we can also provide, on a rental basis, the perfect furniture and accessories to complement the new look of your home. Once we complete our Professional Staging, the positive features of the home are enhanced and become more visible to the potential buyers. In addition, we also offer color consultation services, space planning, organizing services, and holiday decorating. We also work with seniors to ensure a smooth transition whether you are downsizing and selling or transitioning into a senior facility and need your new space Staged to make it your own. First Step - Get Acquainted with your Stager

As a seller, not knowing where to begin only adds to the frustration of getting your home ready for the market. Home Staging® is the first step in preparing your home to be "market ready", so you need to get acquainted with the Home Staging Professional you will be working with. I recommend a telephone interview with your Home Staging Professional before deciding to hire them. This approach is for the benefit of the client as well as the Stager®, because it is important that you feel comfortable with each other before entering into a business contract together. Anyone can say they are a "stager", so talk to them about their professional training and experience, as well as testimonials from previous clients. You can hire an ASP® or ASPM® expert with confidence because, in order to earn this designation, they must successfully complete extensive classroom education on preparing homes for sale. Any Stager who holds the ASP® or ASPM® designation is committed to the principles and practices of marketing properties for sale and are held to the professional ethical standards of the IAHSP® Code of Ethics. At Highland Lakes Staging, we are licensed, insured and have the experience to set your home apart and engage the buyer on an emotional level. Our objective is to make your home one that the buyers will remember and want to live in.

At this point we have to be certain you want to sell your home because a full home Staging project takes commitment from not only you, but also all the family and your Home Staging Professional.


Basic Consultation

A Basic Consultation begins with an overall evaluation of your home and your Staging needs. To walk through and document the needs of your home will usually take anywhere from 1 to 3 hours depending upon the size of your home. Following the in-home consultation, we will provide you with a Home Staging Services Report that outlines, by room/area, recommendations that will improve the marketability of your home. It will include, but not be limited to, positive features to enhance, problem areas to improve and suggested changes. The fee for a Basic Consultation varies based on the square footage of your home. Once you receive your detailed Home Report, you can then decide on whether you want to do the work yourself or have Highland Lakes Staging do it for you. We can also assist you in implementing the suggested changes. We will visit you again to go through the report. This is a great option for those DIY clients. However, many of our clients do not have the time to follow through on our recommendations and the task can seem overwhelming. For these clients, we will provide them with a Staging Proposal for us to Stage® and prepare their home for the market.


Staging Services - Owner Occupied and Vacant

Owner Occupied Home Staging turns a home that reflects the personality and style of the homeowner into a house that appeals to the broadest range of buyers. In buying a home, they are making an emotional lifestyle change. By making a positive impact on how buyers feel in the home, sellers can make a significant difference in how much it sells for and the number of days it is on the market. Your home will be prepared for sale by enhancing its selling features, addressing proper furniture placement and flow, organizing and removing clutter in any area of your home, and pre-packing your belongings. We creatively work with what you already own and end with those very important finishing touches to set your home apart in this demanding market. Complimentary "after" photos are also included in our Occupied Staging package. All homes can benefit from Staging - because the way you live in your home and the way you market and sell your house are two different things. Highland Lakes Staging will provide you with the necessary steps needed to convert your existing home into a house that is desirable and marketable to a greater number of buyers.

Vacant Staging - did you know that a vacant home could sit on the market two to three times longer than one that is occupied? In a vacant home any flaw or oddity will be obvious since there is nothing else to focus on. There is no frame of reference so rooms look smaller and, considering the fact that only 10% of buyers can visualize the potential of a home, there is also no emotional connection to an empty house. As a prospective buyer enters your home, it’s important to have them connect with the home on an emotional level. Buyers don't buy houses - they buy homes! Remember, if they cannot feel and see themselves living in your home, you've lost them. At Highland Lakes Staging we understand what buyers are looking for. We have a wide variety of furniture and accessories available, on a rental basis, to convert those empty rooms into a warm and inviting home. We want that vacant property to be transformed and appealing to its prospective buyers. We offer several Staging solution packages for Vacant Staging so you can stay within your budget and get the property ready to list. Complimentary "after" photos are also included in our Vacant Staging packages. Vacant consultations consist of a "walk-thru" and "before pics" of the rooms to determine scale and placement of furniture and accessories during the Staging process.
